Are there free ways to obtain a seller online?

I  Live in Oregon city and I’m in the process of searching for an online course to obtain my real estate license and from there, of course, finding the right path to pursue training/mentorship. 

There are several online schools the offer licensing. 

Do not let a realtor try to convince you that it will be difficult as it is relatively simple, especially if you are buying or selling off market for cash.I downloaded all of the required contracts and disclosures for the state of Nebraska from an online source.

As soon as he told me he was leaving I signed up for an online Real Estate class that day and started taking the class every night when I got home.

Are majority of investors using spreadsheets, online software, or old school paper and pen?

I know 3 X times monthly income is needed to rent a place , between my pension and 457 b withdrawals , I will meet income requirements, credit scores are good for both, credit card is high but I am managing it with no problem, tenant record is excellent (never late on rent payment on my life), after this brief summary, these are my questions/concerns:-How landlord/rental property feel about this situation when there is no W-2 income to present?

As I understand (by reading articles online), Texas has strict laws in place that are not investor friendly around these.

I would prefer not to do that if possible, because I don't want to expose myself during this brief vulnerable period without protection, but I also don't want to break any laws or LLC shields if this process is not handled correctly.What are your thoughts?

I will always have a max number plus 500 .. many times everyone is backing into basically the same number and u can win the property by just spending a few hundred more. your not going to turn the deal down over a few hundred right.if its on line auction winning the bid just means your now in contract to buy.. and its a normal escrow after that.you will never work with the bank you work with the auction company.
