Mike, totally agree with you, its very hard to maintain a 5 star rating.

It costs maybe $150 to incorporate and then $50 bucks a year to maintain the registration.  

I would suggest speaking to a septic installer in your area that installs and maintains these to explain them in detail, and give you a better understanding of them. 

Also, I only provide w/d hookups, as that is two less appliances I have to maintain (but your market may be different; here they are not expected).

I have seen how hot tubs can look at STRs even with this in practice and I for one will not be using a hot tub where this practice wasn't maintained at an STR. 

I took my time to aquire quality properties that rent easily and are well maintained.

This particular building is in decent shape and has been maintained well enough, though it's had very little capital improvements recently (potential for increased rents with some rehabbing, but not going into that here...)  

One tip: I always look at the view of the front yard and back yard online just to give me an idea of how they maintain the property.
