Question for anyone who's used Amica to write policy's on more than one property.Our current setup, has unique policys on each SFH.I'm toying with moving to one main policy from Amica, with each SFH as a extended policy on it.Cost savings, is over $800 per property if I go the Amica route.However they only cover structure on these policy's.Here in Florida, having gone thru last year.

With that out of the way please read on.This idea is designed to do 3 things:Increase revenueDecrease expenses(Mainly for A/B class properties) Make your building more appealingI would love to get some feedback from Investors/property managers before I start talking with investors in my area about it. 

One of the main highlights is meant to be the large outdoor biergarten.

I doubt it allows for 2 units (it’s probably SFH.) assuming that, you can’t make it 2 legal units (adding an ADU is different, as I don’t think you’re allowed to take space from the main house for the ADU- it’s usually added sq footage.) and even if it allows for 2 legal units you may have to add a second parking spot, separate utility services (read: expensive and a PITA to install.)So the simple plan is to basically do the minimum work needed, as you describe, without permits just to separate the 2 living spaces out.

The main reasons I do not like is the involvement of a HOA and many of them are built like well-fished apartments. 

Mainly being sarcastic lol.  

My main concerns are splitting bills, mail, and AC temp (only 1 AC unit).

Is it still possible for me to do Brrrr or I have to mainly look at good cash flow deals?
