I know there are other methods to obtaining a deal and wholesaling It on the back end like double closing or JV but all situations are different of course and not all wholesalers prefer to JV and split profits.

You can also attend local REI meetings and meet individuals that were once in your shoes.

Gardener or sewer/ trash for example (sometimes included in property tax bill). or if your property has any common area utilities, like electricity or water that is not individually metered between the units. 

I know that taxes run with the property and not the individual.

There are also apps available but I prefer doing it directly in the accounting software or something that integrates with it.
