We're catching up on decades of real estate and living costs rising hundreds of percent while wages for these types of jobs remained stagnant or increased slowly. 

Then you can have the long term renter paying the majority of the bills and keeping an eye on the place, then pull 1 unit out for yourself to airbnb and use as needed. 

You should be thinking more about where do you want to live your life and then figure out how to incorporate your real estate investing journey into that.

At the moment, it seems that they are smoking weed consistently at night (either that or a very consistent smokey skunk is roaming the premises *insert eye roll) My question is: can I do anything to stop this obnoxious smell?

No not particularly just in general, this particular deal opened my eyes that I need to network and have more than 2 equity partners so when good deals come along I can continue to executeI've been lacking in the networking department since COVID so time to open up the rolodex again and add some names and learn what people are doing in the RI market these days

I could possibly bring in a partner, but would I just looking for someone with a full time job to fill a void in the eyes of the bank?
