Basically; there are loans for consumers looking to buy and hold a real estate dwelling as a "rental home" for the long term.

With 5% down that’s about $35K not including closing costs and fees.

Every company that hits that search is paying $$$ to be at the top (my Mom included).

I’m budgeting about $1,500 per room, so $8,000-$8,500 to include the LR, DR, kitchen, and outdoor space.

This includes non-profits.  

It is a time consuming process but if you hit on one it is worth it.

There are reasons to not choose San Diego including entry price and politics, but ROI is not a valid reason.
