I have noticed that most flips are not done to accommodate persons that use (no particular order) wheelchairs, low-height counters, access-ramps, handrails (hallways, bathrooms, et.al.), special sound-proofing (PTSD patients), and visually enclosed backyards (special-need dog care).

@Russell Brazil @Andrew Michael @Jocelyn Borg So I do understand that DC is a very hot market, I think some of my reluctance is that (obviously) I'm new to REI and a lot of the properties that I've looked at in DC have been miles out of my price range(most upwards of 400K- unless in Anacostia/Capitol Heights, and even then still pricey).

I look at these two things as really being the "thrust" and "vector" of your life plan, money propels you into new deals (good and bad ones) but the experience and knowledge is your vector directing the flow of events to great heights.
