So, I have noticed, over my months of searching for properties, several properties that have a home on it that is either a mobile home (which isn't desired in the area) or a complete tear down.

As areas like the NW side of OKC continue to gentrify, you'll have more and more professionals moving into older (but fixed up) homes, driving up home prices and rental rates, and forcing those who can't afford those prices to relocate or switch from SFH's to apartments or mobile homes.

@Jesse SteinI found myself dealing with the same refi vs. sell dilemma on a couple small mobile home parks I bought in a rapidly developing area.I love the idea of refinancing your money back out, as you can keep a cash-flowing asset you're familiar with and recycle your capital into the next deal.

It is a mix of multifamily and mobile homes on one large parcel.  

I haven’t found where local events shows up on the mobile app.

Money order payments that mobile deposit doesn't recognize.  

That means lots of competition for you.Would love to hear more about where you are, where you looking, what types of properties you are interested in (SFR, multi family, STR, mobile homes etc).
