Credit scores can get wrecked for many reasons, but too many people have no idea of what the impact is.The tenants we eventually rented to are a couple that lost their house and were in a struggle.

May be oil price drop is impacting the market.I need help in deciding which market you guys think is good to invest.

If I cant find a buyer in the first week or two, then its probably not a deal, and I will be forced to lose my deposit.  

If you rely entirely on rental income for your income, you should have enough properties & diversity that the loss of income from one location will not bankrupt you or force you into making a bad financial decision to recover/replace the income, and enough cash reserves to weather any local downturns.

I would still like to make the plan B hold #s work (even if I have to force positive cash flow with a lot down, just in case the market turns mid flip).

And yes, like all changes in title this could force the due-on-sale clause for the current lender.  

But at least some other Airlines are coming to town and that will improve once the economic impact of these business relocations & expansions are felt.

Is it realistic to think that at some point in ones life, these areas will experience a revival- either because jobs returned or because of forced use because we need places to park people as the population grows? 

Consumer protection laws, time consuming and expensive court procedures, and so on have forced some hard money lenders to become even harsher when applying for a loan.

I have some guys I use, but they're old school so the part of the city impacts whether or not they'll take the job.
