There is a ton of work and even more inexperienced "flippers" and it  causes delays with people not knowing anything other than using a cell phone.

Sometimes it's unavoidable, but you can definitely minimize it by being really comfortable with your original plan, and where you will cut the fat when (not if) you need to.Then, the construction loan is only very short term so you need to make sure you have solid contractor who can get things done on a timeline.

I remember thinking that residents treated us bad as homebuilders until I was in the same public hearing with the poor cell tower and billboard guys.  :-)But look, it's clearly being done all over.

This will involve more overhead and more risk as the cash flow won't be as fat. if your goal is to keep things simple with very low risk, it's a great idea to pay properties down as fast as possible and buy the next a little while later. growing faster usually means Slimmer margins on each deal but more deals coming in and in the long run a bigger snowball at the bottom of the hill.

I have found a property downtown that I am extremely interested in, it has 42 apartments, 6 retail storefronts, 8 office suites, it comes with a cell tower and a billboard on top as well, so the potential for extra income.

I'm going to say what nobody seems to say.If you aren't part of the political "in crowd" there, chances are you're due diligence efforts are going to be wasted.If you are talking to receptionists,,,,,,,,,,The guys who get there deals done, have the real decision makers private cell phone numbers, and know each other on a close first name basis
