In addition to setting up my new LLC (Safe Equity LLC), I'm building a great team of experienced people to guide me in areas where I am weak (which is a lot at this point!

I would start looking today, deals don't often pop up for your first time so if you think you'll be ready in Jan then chances are it'll take a few months after to actually get a deal.And finally something I did a little but not too excessively: reverse engineer. 

I am looking  to make friends with experienced people in the business to help me make less mistakes.

We're in need of a Commercial Broker with experience in identifying good deals for multi's and has knowledge of the market (cap rates, vacancies, etc). Who would you recommend for Houston, TX?

I would like to continue working as a Software Engineer and build a portfolio to pay for my children's college in the future, take nice vacations, and pay my current monthly mortgage. 

I was an engineer so used money save up to buy first rental with 20% down.

Just looking for the more experienced opinions out there if they would change the locks on a new fully occupied purchase or wait until tenant turnover.Thanks for the help!

What about all the unknowns that pop up and throw a curve ball at the most sophisticated & experienced investors.

It means that the sponsor is trying to financially engineer their way into returns, rather than get there on fundamentals - they've overpaid for the deal, most likely,
