Insurance is a scam.

In the process I have encountered a weird stumbling block where one of the original property values is less than the Cash-Out amount and was hoping someone could weigh in. 

Just my 2 cents What she means when she says the seller is probably somewhat savvy is that you won't be able to scam them as easily as an uneducated unsuspecting seller.

Drywall and paint is one thing but let's say you encounter structural problems, underground plumbing, code related issues with engineering or problems with local inspectors.   

Simultaneously, I would - and do - tell anyone I encounter that is young and unsure of what to do, to pick up a hammer and start learning the trades.

You hear about so many scams where they charge fees upfront and never return them. 90% of lenders will not collect any money from you until you are sitting at the closing table and all fees are paid through the HUD or Closing Statement.

I don't know if they actually close on the deals or scam their way out of the contracts but I suspect that latter.
