If your work is x miles away (I think it's more than 75), they'll likely ask for written notice from your employer that you are allowed unlimited telecommuting or some other proof that living that far away as your full-time residence will not affect your employment in any way.

Since this is your first time, you may want to decide and document what your rental criteria will be regarding employment, credit & background check, the documents the prospective renter will need to submit, your actual lease will have to be in accordance with your local/state landlord tenant law and what your deposit will be.
