This unit was rented 750 heat and lights, I'm changing the heat and having all the electrical upgraded and this with nothing included I should get 850 nothing included on the 3 bedroom.

I have a call into the county tax records to find out if I purchase this property, will my taxes increase because of the increase in value from the previous owner updating and upgrading it.Other ideas to think about:- If more urban (smaller towns don't seem to use this as much), use zillow and search under the "rent" option to see other rentals in the area.- Check craigslist and online newspapers for postings on rentals (newspapers helpful in smaller towns)- I've called the police station and asked about crime in certain areas- Talk to insurance agents.

You might be surprised that the tenant doesn't want the 'upgrades' if it means a rent raise.  

If you know how to add value such as Stephen and as Jordan have done then one can cash flow nicely but you have to know your submarket as to what kind of upgrades will increase rents.  

I am looking at these new properties in Orlando as 'seed' properties and plan to leverage the equity to expand/upgrade after about 5 years.
