Its just that I've had a rough year actually i can say its been the worst year of my life and the only thing that kept me in school was the dream of living long term in japan, but now that I know that I can tie my financial goals and my personal goals together I feel like I could be more active in getting deals and maybe take more hours at my job to better fund those goals .

This worked for me because:a)  Lending was much easier since it would be my primary residenceb)  Great way for a first-timer to learn a ton by living in your rental while renting the other unit out at the same timec)  The area wasn't my "dream" community, but it was nice, convenient and safeI think this strategy can work for you too.
