So, I decided to use the BRRRR strategy by finding amazing deals off-market by cold-calling.

I'm new to the wholesale / fix&flip / rehab strategies for buying & selling properties, and one of the main barriers to entry I run into with potential interested investors are the capital requirements to start their first project. 

These are some strategies that helped me find some really good local lending partners. 

There are so many cabins in the Smokies that need a major overhaul in maintenance and design!

Exit strategy is huge as well - this was probably the biggest tense point in negotiations for my deal.   

This should be your strategy if you’re upside down on the property, not if you've done well.

My strategy is to buy a value add primary and then rent out after a year. 

You can also utilize the 5% down program on 2-4 units multiple times so that’s another strategy that you can repeat.
