So I currently run an Airbnb in Nashville (owner occupied), the market for residential str in Nashville is kinda tough. they have restrictions on str permits (for owner occupied) transfers to an llc.

If an LLC is a single member, single asset LLC it is permissable to transfer the interest of the LLC rather than the actual property in a 1031.
