No lender should rely on a title company to prepare loan documents and expect to be fully protected or in compliance with all state and federal laws.

Not sure if I'm in the right forum...was wondering if someone could tell me if there is typically a fee when requesting Code Compliance Violations list from a city (specifically looking in San Antonio)?

He is now putting money into a legal battle while maintaining a burnt up home so the health department and code compliance won't press charges against him for not maintaining the home.

@Drew Wiard I have done seller financing and land contracts I am wrapping up one now but it's important to use a rlmo to keep in compliance unless u fall under an exemption 

I don't know the specific number, but anytime you want to sell a security (which is what it would be) to the public there are HUGE COMPLIANCE issues.

I think a few of the biggest problems come from unrealistic expectations, be it the understanding of the true value of the property when the work is finished, or what it really takes to make the property meet code compliance and be attractive to the end buyer.

Another thing I ALWAYS check for is compliance.
