I use Tenant Cloud.  

You should do a lease option preferably or 3 years , my advice is don’t go clouding the title with recorded contracts if you have a mortgage on it .

Keep in mind a lot of cities/county are cracking down on air b n b hosts, make sure your laws align with your goal, but if they do change pick a location that is good for long term rentals. 

A lot of people say Brandon Turner (host of the podcast) is too "cheerleading".

And, during a hosted Open House found a new client and was able to help them purchase another unit in the same building.

My dad is an agent and has been doing this for decades and actually trying to get out and doesn't think it's worth it anymore so also a bit jaded by that perspective (I don't think he was very good at tenant screening so has had tenant issues over the years that clouded his perspective about that).

Obviously SLT has MAJOR issues going on with STRs right now because of so many owners/hosts not doing what they can to make sure they are renting to quality guests that are going to follow the rules or enforce any rules unless the county steps in...they simply wanted the revenue.

They offer low fees, cloud based platform and great stock options.

Talk to an accountant (there is a thread on BP one hosts and it says to ask them anything). 

If the HoA allows, I would find a super host to Airbnb it.
