I don't know how you're going to swing that anyway as you're going to need to have your DP when you come to closing and it's pretty likely, unless you have some seriously high assets and no debt, that the loan you take for your downpayment is going to kill your ability to get bank financing. 

I do understand what they are saying but I'm set to close and I put in the offer I did (over asking) because it's not an investment property!!!!

The nicer, newer buildings aren't anywhere close to 82% Something is wacko.

Even though I have done lots of value adds close to on budget and never had one prior extremely miss budget, I extremely missed budget on a value add I completed this month (I was starting to believe it was never going to happen to me).
