If I have a prospective tenant that has low credit, I do not automatically decline them.

No doubt 100% owner financing is worth paying a premium for but it doesn't automatically mean it's a good deal.I say beat him up significantly on price or keep shopping.

Also depending on the rental keep it simple without automatic icemaker.

The best way to do it is to find a REI friendly RE Agent that will send you the comps you are looking for from the market profiles you give them automatically.

From there, you can reach out to a realtor and ask them to set you up on automatic email alerts from the MLS that match your criteria.
