Shop around for a good and cheaper Title Company in regards to title reviewing and insurance.

This could also be a problem when you go to finance it or get insurance on it.

My goal when investing for a rental (personally and I know it will change base on the purchase price of the home)150 per door after insurance, taxes, mortgage, and 10% repairs 10% property managers and %10 vacancy

Association fees are 320 (they also added a special fee for the next 7 months bringing it up to 420), insurance is just 300/year, my mortgage plus escrow is 1455 monthly.

First American would not insure for 5 years..but this is where relationships come in.. we were number one client at fidelity and they would insure us right away.. within days of the TAx collector deed being recorded  usually 2 to 3 weeks post sale. if you walk in off the street and are a one off client..

Also, I imagine insurance might come into play as well.  

They need to be licensed and insured.
