Retail buyers don't understand wholesaling and they may feel I'm taking advantage of them in some way.I guess I could do a double closing and draw up the contract with the seller where I have 6 months to arrange financing and get approved for the home and that would be my exit strategy if I don't find a buyer by October and say that I couldn't get approval.

If they can't pay for some reason, they need to come talk to me BEFORE it is late and make arrangements.

Basically, reference materials that somebody could use in the future to hit the ground running.Personally, I echo what Manolo says, I gladly paid $20 for such a meetup and figured that it was for the trouble of arranging the meeting, but clearly not anybody trying to make a living just by selling education materials.

There is a "Ronald McDonald" house in the area, which is a free place to stay overnight for parents with kids in treatment, i've heard it can be tough at times to get a spot, so i'm guessing demand is there......Besides the medical angle, there is a massive military training base in the area, and hotel space is tight 10 times a year when the families come in town for graduation.Anyway, i have been thinking about buying a property near this medical complex and market it towards people in town for medical treatments, perhaps through a vbro type of arrangement.
