I can't add anything other than checking out a applicants present residence.

I have an applicant who has lived in many states and I want the criminal search to be as accurate and comprehensive as possible (keeping in mind that it's difficult if not impossible to always get 100 percent of the charges that a tenant may have nationally since there is no existing database that I'm aware of that will find everything, including municipal charges).

I am currently going through the process of a HELOC application with a local bank, and have just completed the appraisal step.  

I would caution you that lined up to see and high quality applicants that are ready to move in are another.  

I just rented a house that had 15-20 applicants and the couple I rented to had been looking for a place since last June.  

The problem with 'importing' labor is that the paperwork for a temporary visa is so high, that farmers wouldn't be able to afford it for their whole work force.

The applicants are an unmarried couple with a two year old.

Only thing I feel bad because I make everyone pay an application fee that covers the credit and background.

I just moved here from Los Angeles and am currently go through the pre-licensing while the dbpr processes my prints and application.

HARD TIME and that was early 90s when white collar was not quite as tough vis a vi sentencing.. so I am just saying when you as a sponsor pool money from investors you have taken on a level of risk that raise's exponentially...
