We went up a level to add a true master suite, additional bedrooms/bathrooms.

Converted it back to 3 bedrooms from 2 bedrooms.

I added a bedroom, renovated everything, and rented out my 3 extra rooms.The equity has gone up quite a bit between the improvements and the hot market.My plan is to leverage the equity to buy my next property.

I would say that if you don't trust that your agent is able to find you a property that fits your needs and that wouldn't voluntarily release you from the agreement should you no longer want to work with them or that would try to collect from you after your agreement is up, I would say, don't work with them.Like Andy said, I typically sign my buyers for 3 months, that's ample time to find a property and get it UC.

Has 1 conforming and 1 non-conforming Bedroom in the basement7.

The reason for this is because it would be a 3 bedroom 2 bath apt vs a 1 bedroom 1bath with a den. 

Specifically, I'm house hacking a 2bed/1bath condo (living in one bedroom and renting out the other). 

I actually wanted it to be my master bedroom.
