The numbers always appear great on the surface level, but I'd make sure you have an experienced investor review the numbers. 

The deals they present look great on the surface, but fall apart once there's any diligence done.

I agree with others, on the surface it seems very high.

This included things like installing transition pieces in the doorway between laminate and wood flooring "because the change in surface texture was a tripping hazard", replacing a concrete slab in the drive (Which the tenants do not use) because there were cracks, scraping and repainting minor cracked/peeling paint in the halls "because it was a health hazard", installing GFI outlets which the other landlord had never been cited for, and a number of other things that clearly had not just developed since the previous inspection.

First they also sent out a guy that did a leak check, he sourced the leak within the line to about 6 feet from where we thought it was near the standing water on the surface, very small puddle ..

Yeah, I know sometimes on the surface it appears hard to justify.  

Sounds like the entire process was poorly handled if there was no personal interview prior to what appears on the surface to have been a  unprofessional process.

Happened here in a town adjoining mine, the investors had one year to sell the property, move the Mobile Home out of the park or move in to the unit. 

There is a lot more to it than how it looks on the surface, but many developers create syndicates.
