The electrical needs to be completely ripped out and redone, the HVAC ducts are completely missing, the foundation is compromised (a few of the footings crumbling), the plumbing needs to be redone and brought up to code, the lighting needs to be brought up to Title 24, the lot coverage appears to be above the 25% maximum for Tahoe Regional Planning Administration.

Banks make these all the time, but you have to talk to the commercial lender. not the guy that does mortgages for homeowners.Portfolio lender - this is a lender usually a smaller loacl or regional bank that loans their own money.

While it may have had a local impact on warehouse and distribution jobs, I was not even aware of it in Tampa/St Pete - so the regional impact was non-existent.Transportation-wise, I personally think the ferry project between the Southshore area and Macdill AFB (if it ever gets underway) will have a tremendous impact on the Brandon/Ruskin/Riverview area in both the rental and resale markets.

.- go commercial/portfolio financing and you can keep it in your LLC's name but you'll still have to personally guarantee the note, you'll have rates that are a bit higher usually 4.75% - 6.00% depending on the bank in your region or community and your terms will probably be 20-25 Amortization (some are 30 yr AM but rare) and your terms will probably be 5-10 years meaning after this period you will have to refinance, sell, or payoff the note.
