My PM does confirm income and my guess is that this group typically just barely meets the requirements of 3X.

(And honestly most small rentals, over the long term, barely break even given long term capital needs)And then you get to syndications: likely the most passive, but all control lost.  

When you have 1 unit, things are either good (and you barely even notice) or they are HORRIBLE (and its all you can think about).

Jackson now barely resembles being a WY town as the super rich have taken over. 

You would be surprised how much online shopping your guests will do and being part of a community gives them a sense of security.As far as parking, my HOA is super strict, you can barely add a ring camera, which keeps the community very nice and clean but can be a pain sometimes.Building in a different area I haven't considered.

Flippers are successful when they figure out how to just barely get over the line into the next "tier" and have consistent finishes where a house is not over or under done.   

He can barely handle my projects and his own now but he makes it work cause I bring him good deals!

Then with fencing we were able to give the ADU its own backyard and front patio and we barely see them.To achieve the window placement, we did a front door with a window built in (also had built in shade) and two set of French doors for the back.

@Michael Karl I've tried to use one many years ago and barely got a response.

I have always tended to skip past rentals that are bare bones, but I understand that other potential clients may only care about a low price.
