Cash buyers usually get them pretty quickly.

He's doing mostly SFHs but they are cheaper, and turn quickly. 

Auction buyers have to have real money for deposits and the ability to close quickly.

Assets that can be quickly converted into cash are considered "liquid assets."

Flying out or getting multiple bids as crazy as it seems is more expensive then just paying (a higher amount) to get it done quickly. 

Hello all, I am considering putting an offer in on a multifamily property in the Cleveland Heights area very soon and am concerned about vacancy and the ability to fill the unit(s) quickly.

Last I checked they had a six month waiting list, which they also do fairly, for one of their deals and they were putting them out fairly quickly.
