I used to fly into town for 4hrs each week only to check the progress, that's for commercial with larger budgets but the principle is the same.Review Contract:  Especially if it's their internal team, you must review the contract to make sure there's enough heat to make them sweat.

Thank you for the recommendation, it is crazy how no American companies stock Brick Stain (everything I have seen is Canada or international). 

there are appraisal firms that specialize in this type of transaction.my Daughter interned for one in CA.. and her job was establishing value along the Napa Riverin Napa CA.. it was a huge undertaking as they were doing big flood control project.. dealing with all sorts of business's and land owners..  

The house is a single family and is zoned as such, however the plan is in a way that we can rent out a studio on one side and a two bed 1 bath on the other and live in the middle section (separated from the other two by internal doors).

But also understand the merits/reasons that others go the assignment route.I agree with you 100% about creating a unique, internal list of people to market to.

@Ricky Cassidy while personally would have the same internal struggle and debate with myself it is important to remember that purchasing equipment for your business is an investment as well.

I WOULD strongly recommend using Stessa to track your internal performance as you go, which is not necessarily a property management software but rather an asset overview tool.I'm excited to see how much more you can do with the management piece off your plate!
