For lower end properties, it normally hits the 75% LTV first and for middle to high end rentals, it tends to hit the limit with debt coverage first.

@Stephanie P. hello stephanie. i’m in the middle of waiting for my 6 conventional cash out. i’ve called several HML and they all 5-6k loan fees and 6% interest. also, i’ve been told if you get a HML you cannot do a fannie mae loan to pay off your HML. what have you done to avoid the 6 month seasoning rule?

Agreed on depends on the market and clientele you are serving.I serve middle, low income families so I supply Refrigerator, Dishwasher and a Stove / Oven (not a microwave)  Quarterly Pest Control and Garbage Collection.I offer as an add on of a washer and dryer for X$per month. - Maybe I add to the lease, "Complete 12 months with no late payments and the washer dryer become yours at lease renewal."

If they are in the middle of a lease, you can not raise the rent until it's up and offer them a renewal.
