I'd recommend checking out BP's bookstore which includes @Dave Meyer's book Start with Strategy. 

I’d recommend reading a TON of books and attending meetups rather than spend $7,000-$15,000+ for a mentorship that’s not going to pay off in the long run.

So, things are taking longer to sell because we have more homes on the market, but prices/values are still high.

Of course the bolder the target, the less likely it is and probably less than .01% of people could pull this off.More realistic advice is to get as high of paying W-2 job as you can, save up, put 5% down on a 2-4 unit, manage the heck out of it, and then leverage that experience to do a larger deal using OPM.
