It depends on your goals, your risk tolerance, what arena you want to play in, and how much or how little capital you want to invest, among many other things.

Also, FYI, you can't roll a tiny home on it (says the county) but you could probably build a tiny home sized home.Anyway, like I said, this is just a bonus and my curiosity has me wondering what the end buyer could do with it.  

We have used mutual funds, bonus payments at work, inheritance funds, birthday money...we just set aside all extra funds so that we could have down payment funds for the next rental or renovation.  

You are not playing the game of telephone you--->your broker-----> seller's broker------>seller and then back to you.

Usually schools and crime... walkability comes in to play in some areas (usually more urban,) but local conveniences certainly can be a factor.
