I'll add another one of my favorites:  "The house is renting for 1300/month, is this a good deal", without mentioning anything about the part of the rent you get to keep.

And the more I look at the numbers in Lewisville, the more I'm seeing that rent prices are no longer keeping up with equity appreciation (which, in the case of me now owning a few properties, will be a good problem to have in a few years).

If you're able to keep it relatively private, I'd highly recommend it.  

However, if you're just looking to keep that MH, move into it and maybe house hack by the room, that's a perfectly fine strategy.

so a lot going here but 39% in most cases would be no issue and keep in mind the rental on the subject property would be able to be used to offset the new payment. 

The amount of pollution created by trucking all that dirt vs just keeping the oil there is obscene.

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

Depending on what you are wanting long term the househack is a great option as well and depending on your situation you might be able to also keep your house in Salem and buy up here. 

Bottom line: I don't think not having a dresser will keep anyone from renting from you.
