hey guys my name is vinny i live in boulder Colorado i LOVE this place it is relay beautiful out here but recently my job as the sue chef of a restaurant and a master barber i cant afford it here i came here from southern NH but it hasent been easy the market has risen here in boulder i own a dubblewide trailer in Lafayette that i bought for 44,900 and today i just put it under contract for 60,000 cash now i haven't realized how much money i could make from investing my dad is a broker and commercial investor in NH but hes decided that he would teach me the ropes since this im super existed to move home with a decent chunk of change to start my own investing career as ive just learned how profitable this game can relay be i love this web-sight and cant wait to grow as a professional but its opened my eyes to a new world and if i can work 80rs a week i know i can make the switch and be successful as tho its not a get rich quick scheme but financially ill be looking a heck of a lot better thanks guys for reading my story and i cant wait to post some more as i continue my journey!

Sure, if you can easily afford to gamble on continued regular appreciation and/or improved rental income, then you might get away with it.But in principle, unless it still shows SOME positive cash flow even when leveraged at 75%, my advice would be: look elsewhere!

For me that would mean that the property would need to cash flow as a long term rental with a reasonable down payment as plan B and/or had a value add play to get a quick forced appreciation equity bump to sell at profit or cushion against a drop in prices as plan C ... and last I checked, this didn't seem to be easy to pull off in Big Bear (or nearly anywhere else in SoCal) at the moment ... doesn't mean it can't be done, just means it takes more skill, discipline, and hard work to get it done today with this safety cushion rather than forcing a deal which can quickly degenerate into gambling.
