If it's more of a row house, you have a lot less yard to work with, so I would concentrate on simply making sure the yard is need and clean, then focus your energies on the front porch and front of the house.A few must do's for selling or trying to get the highest rent...Power wash the porch, front of the house (unless you have repainted) and sidewalk.  

Or perhaps you're good at washing cars or babysitting kids...  :-)  If you and I have a personal relationship, that might be enough for me to want to mentor you; but if I've never met you before, you need to give me a reason to want to help you.-  My biggest fear when I help someone is that they're going to end up as my competitor (actually, wasting my time is my biggest fear, but the competitor thing is a distant #2). 

Issues are very different for a small welding shop vs a manufacturing/fabrication operation.A car wash will have environmental issues and storm water requirements.

Real estate isn't a quick way to get rich, and it will wash you out if you go into it thinking everything follows a specific step-by-step process (as it does in engineering).P.S.

One of the places I stayed on the trip did have a shower head and plumbing on the wall, but no tub or shower stall, just a drain in the middle of the floor and a shower curtain, presumably to protect the rest of the room which included a commode and a wash basin.

Any idea on cost to build that dump station and/or washing area?

My handyman initially thought it was from the washing machine but it turns out that it is coming from under the floor.
