At that point, we had to order a payoff through the trustee instead of the bank, and get that to title, then make sure that title wired the money ASAP so the bank would remove the property from auction.Its a highly time consuming and stressful situation, anywhere within 2 weeks of the auction date.

And given a rental market that is tops in the country the stress of management is mitigated collections are nearly 100% etc etc. .I think the issue with the lower end properties and rentals is they are so up in down with tenant issues that many landlords get tired and finally sell after 3 to 5 years and usually lose money selling because the only buyer is another recently trained BP investor who is going to back into the VAlue using the 2% rule or what have you.
