I know there are a lot of people out there that claim doing deals without any of their own money and that's basically what I was going for.

This seems pretty simply but you'd be surprised how many people can't defend their claims as to what the numbers on a deal are. 

I think it's unrealistic and unfair to expect everyone else to live in a bubble so you can live free.

I think you definitely make a good point about owners having unrealistic expectations and making sure to ensure you discuss these items with the PM beforehand but please try to limit your snark.

They're sold with quit claim deeds and you're *technically* not supposed to trespass but not to do so would be foolish.
