5 years is a bit of roof life left.I would suggest getting a roof estimate and talking to the roofer about the condition and options for when it is time to replace.It may be in good shape or may need sealing around nails that have worked their way out of the wood some.The roofer may give you some guidance for what to look for to guage when it is time to replace or do annual maintenance until it is time for that.

The tour of the property suggests that they are good tenants - the place is in great shape, units are very clean and there is even a vegetable garden in the yard that the tenants maintain.
