If you don't have those systems and processes in place, there's a very good possibility that you'll get a property under contract and never close on it, because you have no idea what you're looking for or what you're putting under contract until after you have it tied up.

I have no intentions on doing anything, I'm only asking to learn and know for the future.A fully fresh rehabbed property just came up on the MLS, new stainless energy efficient appliances, carpet, paint, floors, heating system, ect..Now, my questions are as followed.1) Seeming how all the work is pretty much done, is their any leverage in brining the price down or is it even worth to look at it in order to FLIP it?

I like owning gold and silver bullion and coins and I would have 12 to 15 years ago told you not to bother having more then 1 to 2% in your portfolio but today with whats happened with the monetary system lately I think 5% is not too much.

People thinking "sure real estate can go down again sometime in the future...but look what this house can be rented for versus the payment...I can't do that in the stock market...and I can even leverage which I can't do in stocks either" I think it is the manipulation of the stock market that worries people today.

I just don't like these types of properties because the work involved versus the return I would get out of it if successful would be minimal for the time invested.Tax lien and tax sale or different things.
