Commercial Net Lease, cash! NEED HELP!!!!

I'm from Belgium, Europe. In Europe, as you know, we do everything in cash, buy in cash, and sell in cash. We do not have the "credit"system like here in the USA. I am trying to start a Real Estate brokerage here in the US. But I am running into the problem that the lease agent (representing the owner) wants me to show my Tax returns here in the US. Which I can show him, but they do not have much income. I still own a real estate company overseas, I used to own a bank, construction company, developments, over 50 properties,(which I've shown him paperwork on) all owned free and clear. As I said, the agents wants me to show proof of income here in the states, which is not good as far as #'s. I've shown him my bank statements in the US (which are over 3X the amount of the rent for 3 years) I've shown him my assets I own free and clear in the US (which is over 40 times the yearly rate). Please give me some advise, I really need this location for my business!

Thanks!!!
