I screened Tenant B per usual, although they have the least rental history of anyone I've rented to and are getting a bit of the benefit of the doubt based on Tenant A having been good (plus they have a guarantor, the mother of both tenants).Tenant A is moving out half a month before their year-long lease ends.

The reason for that is because based on your post it seems that you may not have considered other things in the equation to factor during your cashflow (e.g. capex, opex. etc.)

When providing a lease renewal we provide 4 options - sign a 1 year lease for a lower increase, sign a month to month at a higher increase, submit a move out notice if you wish not to renew, or choose to do nothing and receive the highest rent increase (with a clause that once they select from the other 3 options the rent amount will be adjusted accordingly not not made retroactive)
