people laugh and catch up with old friends they havent seen in a while and tell stories and talk....if a grandmother passes away and she was 95 the event is more social.

I think the normal 10% vacancy is high, so I don't think I would given them much of a discount, but even if the vacancy rate is 5% per year, That is $900 twice that I would save by having the longer lease.Another idea I had was to base the annual increase off of the Social Security COLA, which has the risk of being politically manipulated in either direction.Am I better to just avoid the three year lease entirely, or keep the rent the same over the three year term, based on the savings from not having the vacancy?

You can try for a bank levy but if the funds are protected like social security etc. then you will not succeed with a levy.

A deal is a deal, they don't come in a targeted nomenclature.RE is a social business, you need to walk and talk, network to meet people or be referred to those wanting to sell or buy, everything can't be found on your computer. :)

The business page wouldn't have any personal stuff (aside from maybe "work" related stuff like pictures at a REI event or something).You can share things from the page on your profile to get more friends to see stuff prior to liking the page.Note I would say I have had similar results as Aaron with all the social media stuff so take it all with a grain of salt.
