The concepts in the course are interesting and valuable particularly around real estate law, negotiating, and contracts. 

I think you're confusing a couple of concepts on this one. 

HOA covers all utilities .What are the pros and cons in this concept?

I understand the concept the book is talking about (I have to admit it's been a few years since I read it), and as a principle for evaluating your options, it has merit.

Can we obtain a loan based on that concept which would ultimately be how we pay back the renovation loan?

And with COVID, which if nothing else has served as a proof of concept that most office jobs can be done remotely, even more people are motivated to get out of the crowded, expensive, traffic clogged cities.

I'm putting this out to the BP community to see if the concepts are valid.
