As soon as possible, I plan to build a home from another steel container or manufactured home, and possibly expand with additions as time goes on.

I was wondering for the discussion on scaling the business.

I am just getting into this and my end goal is definitely flipping /owning/managing myself, right now though I'm looking for direction on where I can find projects to invest in on a smaller scale (10-12k ?) 

Further, I feel this law is very unfortunate and really a lose-lose for everyone, because the loss of (especially small scale) property managers' ability to use discretion in accepting applications will absolutely result in application criteria being raised across the board!

I want this to be an investment property of any scale. 

Also, how should I estimate/scale the value of the land based on this information?

This is my first mobile home.I rehabbed a mobile home (dble wide/manufactured home depending on where you're from) that I initially had been planning on keeping and renting just for the cash flow.

I don't care what the manufacturers claim, as a guy who owns a painting business and a ton of rentals, I've yet to use a "one-coat" paint.
