I know in advance, that this may be a tall request and many/some will not want to chime in, but I think it would do a good service to really start addressing the expectations that are flowing in the background and help put some light on realistic approaches and ideas to some of the core reasons folks consider jumping it, do jump in or stay away from investing in whole loans/notes.

- Bank could require new documents- Bank could decline the seller for short sale and/or recommend loan modification- Bank could request a promissory note and the seller declines.- 2nd Lien or Judgement Lien could require more than they are allowed by the 1st.- Appraisal can come in too high- Appraisal can become too old and bank require new.. the list goes on and on.

Hello I have a house for rent and did find already a good section 8 tenant...She wants the property, also showed me her voucher today The problem is that the house is under my mother name and she is not a USA citizen,she is on B2 Visitor Visa.I just got a Request for Tenancy approval Form from tenant and i see they(section 8) request to fill it out w-9 form....

The property manager said that the IRS will not be paying rent for those days, hence the invoice discount request (ignore the likelihood that they have already paid that rent at the beginning of October...)This is the first that I've heard anything like that and I have to wonder if he was being lied to by the property manager.
