As for weak flooring that would have to be removed to see the condition of the floor joists which could have termite damage, rotting wood or something else going on.

Then in 5-7 years he wants to sell the house and perhaps the wood is worst off (and can't repair or do a complete re-hull) , he placed nice laminate wooden floors that looked great.

Then youbreak off the top part of the screw at the scored portion and you just have a small hole in which you fill with wood filler and creeks and squeaks are gone :)
