I'll probably post more thoughts and questions on the feasibility of the 2- to 3-unit $100k deal, but any preliminary feedback from experienced investors on such a deal profile would be highly appreciated.

I have run the preliminary numbers on the 8 unit (most promising) and am ready to partner with a veteran investor not afraid of answering questions!

Lastly, did you purchase Preliminary Title Search report prior to signing the purchase contract with them?

I have investigated home equity loans and i can only find ones that have high fees in contrast to the amount of money I need... do you have any companies you recommend?

@David Dachtera The attorney I contacted did not charge me anything for his time and the preliminary work, which is why he didn't pursue it further.  

They went to investigate and found they were illegally stealing electric from ac electric.
