It most certainly is not a method of analysis on which you would base a purchase decision - for that you want to breakout your favourite slide-rule, or spreadsheet, and carry out a full discounted cash-flow analysis of the property over a projected hold period.If not already in your library, I would suggest picking-up a copy of @Frank Gallinelli's "What Every Real Estate Investor Needs to Know About Cash Flow" and working your way through it as a starting point to property analysis.

I think the point is to kick around ideas see what others are doing, so you can do a little research yourself to pick the right structure for you unique individual circumstances.  

To start, you have options like rental properties, flipping, etc. to pick from.

I'm planning talking to my real estate agent and picking her brain on who could give me rental rates for the commercial side of a property I am looking at, but because it's such a small town, there doesn't seem to be many options. 

We didn't go through each and every page- we would still be there discussing- Darren picked out the good bits that I, as a newbie, would never have thought of.

I ask this because if you signed a standard 1 year lease that usually states that rent is due monthly and your picking it up weekly, she might have a point.I would not recommend going to court, but if you are not an LLC or business entity, then why waste the money on a lawyer...just do the eviction yourself (the right legal way).Did you do all the proper things with the security deposit from her?
