Currently, my wife and I are watching lots of youtube videos and signing up for some home repairs classes to get some hands on experience in home remodeling. 

There are lots of YouTube videos on how to get the criteria that you want.

I saw a video on YouTube and did some other reading and ended up creating a spreadsheet to track properties visited.

You need to know how to use it because you can make a hole in the floor really easy (videos look easier than reality).

Is it the actual passion for it? 

no just kiddingbe careful with your money, look at differing strategies to move that moneymaybe look at loaning the money through a reputable agency for a 10-12% return on the capitalif you have some background in business then maybe a complex of some sortbest yet would be what is your dream- what do you really want to do- this could give you the opportunity to start something that you are passionate about- that may not be real estate you know what I mean?
